Build up, rent it out

On a 150 sq yd plot in Hyderabad, a G+2 house of roughly 3,450 sq ft costs about ₹67–91 lakh to build in 2026, and a G+3 of roughly 4,600 sq ft costs about ₹90 lakh–₹1.2 crore — depending on the package you pick (₹1,950–2,650/sq ft turnkey). The extra floors are usually for rent, not the family. Below: built-up math for three plot sizes, package-wise cost bands, how much of the EMI two rented floors actually cover, and what changes when you go taller.

How do you calculate G+2 and G+3 built-up area?

The same arithmetic we use in the 150 sq yd cost guide, with more floors stacked on:

Coverage is the honest variable — wider setbacks on taller buildings can pull the footprint below 85%, so treat these as planning bands until the sanctioned plan fixes the figure.

What does G+2 / G+3 cost per package in 2026?

Bands below use our indicative 2026 turnkey rates — Standard ₹1,950, Premium ₹2,150, Platinum ₹2,400 and Signature ₹2,650 per sq ft (full specs on the packages page). The Hyderabad market overall runs ₹1,700–3,800/sq ft, so quotes far outside these bands deserve questions.

Building in phases? A grey structure (frame, walls, no finishes) runs ₹1,000–1,100/sq ft — some owners cast the full G+3 frame now and finish the top floors when the first tenants' rent starts flowing. If two floors are enough, the 200 sq yd duplex guide covers that math.

Does the rent actually pay the EMI?

Part of it — and it's worth being precise about which part. Say you borrow ₹75 lakh for a 150 sq yd G+3 (Standard package plus approvals and interiors). At an indicative ~9% over 20 years, that's an EMI of roughly ₹67,000–68,000/month — confirm exact rates and eligibility with your bank. You live on two floors and rent out two 2BHKs. Here's the indicative East Hyderabad picture:

Nagaram₹10,000–15,000/mo₹20,000–30,000≈30–44%

*Broad indicative bands from public rental listings, mid-2026; actual rent depends on the street, floor, finish and parking. Verify with local brokers before building a budget on it.

The honest reading: two rented floors cover roughly a third to two-thirds of the EMI — a serious subsidy, not a free house. You still end the loan with a home and two income floors; just never sign an EMI you can't service with zero tenants for six months.

Frequently asked

How much does G+2 construction cost in Hyderabad?

On a 150 sq yd plot, a G+2 house of roughly 3,450 sq ft built-up costs about ₹67–91 lakh in 2026, depending on the package (₹1,950–2,650 per sq ft turnkey). Larger plots scale roughly with area: on 200 sq yd, a G+2 of about 4,600 sq ft lands around ₹90 lakh–1.22 crore.

Is G+3 allowed on a 150 sq yard plot in Hyderabad?

Usually yes, but the permissible height on your plot is tied to the width of the abutting road and the setbacks under GHMC/TG-bPASS rules — a narrow lane can cap you below G+3. Get the plot-specific answer from the TG-bPASS portal or a licensed surveyor before you finalise the design.

Can I build G+1 now and add G+2 or G+3 floors later?

Only if the foundation and columns are designed for the final height from day one — a frame designed for G+1 cannot simply carry two more slabs later. Designing for G+3 upfront adds a modest amount to the grey-structure cost now and saves an expensive, often impractical retrofit later.

How much rent does a 2BHK fetch in Uppal or ECIL?

Indicatively, a 2BHK in East Hyderabad areas like Uppal, ECIL, Malkajgiri or Boduppal asks roughly ₹10,000–22,000 per month in 2026, depending on the exact street, floor and finish. These are broad bands from public listings — verify with local brokers before you build your budget on them.

Does a G+3 house need a lift in Hyderabad?

Lifts are generally not compulsory for a low-rise independent home, but confirm current GHMC/TG-bPASS norms for your specific design before finalising. Many G+3 owners still provision a lift shaft of roughly 25–30 sq ft per floor — tenants on the third floor, ageing parents and resale value all argue for it.
