One rate card, twenty localities

House construction cost in Hyderabad is ₹1,950–₹2,650 per sq ft (Indek's 2026 turnkey packages) in every one of the 20 localities below — the rate card does not change between Kompally and Kokapet. Cement, steel, sand and labour are priced citywide. What changes across the map is the land under the building: its price, its soil, its water table, and which authority stamps your plan. This guide puts all 20 areas on one table so you compare plots, not rumours.

Why doesn't the construction rate change by area?

A bag of cement costs the same in Uppal as in Gachibowli; so do TMT steel, M-sand and a mason's day. Rates therefore follow specification, not pin code — our packages run Standard ₹1,950 · Premium ₹2,150 · Platinum ₹2,400 · Signature ₹2,650 per sq ft, with grey structure at ₹1,000–1,100. The wider market spans roughly ₹1,700–₹3,800/sq ft, and that spread is what goes into the walls, not where they stand — full working in our 2026 cost guide.

When someone says "construction is costlier in Kokapet", the building isn't costlier — the plot is, to buy and sometimes to excavate.

What actually moves your per-sq-ft cost?

Not the locality name — the plot. These are the usual suspects our engineers price on the first site visit:

Site conditionWhy it costs moreIndicative impact*
Sheet rock / bouldersMachine breakers or controlled splitting slow excavation₹50,000–₹3 lakh by volume
Deep borewell zoneMore drilling depth and casing before you strike water₹30,000–₹1.5 lakh by depth
Tank-bed / filled soilDeeper footings or raft foundation per structural design₹1–3 lakh, design-dependent
High water tableDewatering during footing and basement work₹25,000–₹1 lakh
Narrow approach roadSmaller vehicles, double handling of material~1–3% on structure cost
Sloping / low-lying plotFilling, compaction, sometimes retaining walls₹50,000–₹2 lakh+

*Indicative 2026 ranges for a typical independent house — your soil report and a site visit fix the real number.

A ₹5,000–8,000 soil test before registration answers most of this table in advance; the rest of the surprises are covered in our guide to hidden construction costs.

How do approvals differ by area?

Every locality files through the same TG-bPASS portal, but the sanctioning body differs: GHMC inside its limits; local municipalities (Kompally, Nizampet, Boduppal, Manikonda, Nagaram, Shamshabad) in the wider HMDA area. Fees scale with plot size and floors — treat every figure as indicative and verify current rates on the official portal. Our GHMC permission guide walks the process step by step; near the airport, some Shamshabad plots also need height clearance. And since banks lend against sanctioned plans, sequencing affects loan disbursal — confirm specifics with your bank and lawyer.

How should you budget before buying the plot?

Run the same sum in any locality. A 150 sq yd plot is 1,350 sq ft; at ~85% ground coverage a G+1 gives roughly 2,300 sq ft of built-up area; at ₹1,950–2,650/sq ft that is about ₹45–61 lakh — in ECIL and Uppal just as in Kokapet. Now add the land: 150 sq yd at an indicative ₹40,000/sq yd is ₹60 lakh in the north-east; at ₹1.2 lakh/sq yd in Kokapet it is ₹1.8 crore. Same house, wildly different project. So pick the locality with your land budget and commute, then build to the same standard everywhere — stage-verified payments, a dedicated site engineer, a 10-year structural warranty in the agreement. The 60-second estimator gives your plot's number.

Frequently asked

Which area in Hyderabad is cheapest to build a house?

No area is cheaper to build in — the construction rate is citywide (₹1,950–2,650 per sq ft on Indek's 2026 packages); what makes an area cheap or costly is the land. Nagaram, Boduppal, Kapra and Shamshabad show lower indicative land bands than the western IT corridor, so the total project is cheaper there even though the building costs the same.

Does house construction cost per sq ft change by locality in Hyderabad?

Not meaningfully — cement, steel, sand and labour are priced citywide, so the same specification costs the same per sq ft in Uppal or Gachibowli. Site conditions (rock, deep borewells, narrow roads, weak soil) can add a few percent on a specific plot, but that is plot-driven, not locality-driven.

Is building in Gachibowli or Kokapet costlier than in Uppal or ECIL?

The construction package costs the same; the plot usually costs more to prepare. Gachibowli and Kokapet sit on granite — rock excavation and deeper borewells are common, which can add roughly ₹50,000 to a few lakh depending on volume and depth. The far bigger difference is land: indicative bands there run several times the eastern localities.

Who approves house plans in my area — GHMC or HMDA?

It depends on your survey number: plots inside GHMC limits (Uppal, Kukatpally, Malkajgiri, Kokapet, L.B. Nagar) file through GHMC, while Kompally, Nizampet, Boduppal, Manikonda and Nagaram fall under their own municipalities in the HMDA area. Either way the application goes through TG-bPASS — verify your jurisdiction and current fees there before you budget.

How much does rock excavation add to house construction cost?

Indicatively ₹50,000 to ₹3 lakh on a typical independent-house plot, depending entirely on how much rock sits where your footings go. A ₹5,000–8,000 soil test before you finalise the plot tells you this in advance — it is the cheapest insurance in construction.
