Water tables are reasonable; soils are mostly firm with occasional rocky patches near Kushaiguda that add excavation cost — a soil test settles it before you commit (included from the Gold package up; see packages).

A.S. Rao Nagar & Sainikpuri

The East's premium pocket — defence-colony orderliness, good schools, strong rental demand for well-built first floors. Plot sizes trend larger (167–300 sq yd), which is duplex territory: the 200 sq yd duplex guide was written with these streets in mind.

Uppal & Boduppal

Metro-connected and growing fast. Plot prices climbed since the metro but remain sane; compact 100–150 sq yd plots dominate — the 100 sq yd budget and 150 sq yd breakdown cover the math. Note: parts of Boduppal fall under peri-urban jurisdiction — approval routes differ from GHMC core; we handle both.

Malkajgiri

Dense, central, connected — small plots, high rental absorption. G+2 with a rental floor is the standard playbook here; footings designed for it from day one cost little and pay the EMI later.

Kompally & Alwal

The northern edge: larger plots, villa-style builds, NH-44 access. If you're planning something statement-scale, this is villa service territory.
